On Monday, September 26, Mayor G.T. Bynum participated in the official ribbon-cutting ceremony for Downtown Tulsa’s newest building at 222 N. Detroit, which is the site of the former Spaghetti Warehouse.
“It’s a great day for Downtown, Greenwood and the Tulsa Arts District,” Mayor G.T. Bynum said. “This property represents a significant investment in jobs, commerce, and economic development. I want to thank the business leaders who not only had the vision for this project, but the integrity and commitment to finish the job when their own plans changed due to circumstances associated with the pandemic.”
The redevelopment includes 245,000 sq. ft. of office space, 15,000 sq. ft. of commercial space, nearly 700 attached covered parking spaces and 24/7 security.
The building already has announced its first tenant – the law firm Crowe & Dunlevy who occupies the sixth floor.

The aesthetics of the development pay homage to the area’s use of materials and detailing, with a façade comprised of brick, steel and glass to compliment the rugged character of early warehouses. The project also incorporates green space, trees, lighting, benches, pedestrian-friendly sidewalks, and streetscaping consistent with Tulsa’s Downtown Master Plan.
Most prominently, the development includes a public plaza and pathway through the middle of the property connecting Guthrie Green and John Hope Franklin Reconciliation Park.
Major contractors include Flintco (Construction Manager, Tulsa), BB+M Architecture (Charlotte) and Wallace Engineering (Structural and Civil Engineering, Tulsa).
The project was originally unveiled at City Hall in June 2019, broke ground in October 2019, saw the first crane installation in February 2020, and reached its full height in June 2021.
